Daniel Niland, CFA, Managing Director, is Co-Head of Multi-Sector Fixed Income Product Strategy for Global Fixed Income based in New York. He manages the Fixed Income Product Strategy teams that support the Institutional, Insurance and Retail client channels that invest in Multi-Sector, Low Duration, Mortgage, Government and Unconstrained strategies. He is a Senior Product Strategist providing a link between the investment teams and all client groups, offering insight into BlackRock's fixed income investment strategies and mutual funds.

Mr. Niland joined BlackRock in 2010 to develop the firm's Multi-Sector US Mutual Fund platform, and to launch the firm's unconstrained fixed income platform. Prior to joining BlackRock, Mr. Niland was at Credit Suisse Asset Management as a Client Portfolio Manager for their Core and Global Fixed Income strategies representing their Multi-Sector Fixed Income mandates to institutional and retail clients. Prior to Credit Suisse, Mr. Niland served as a Senior Fixed Income Portfolio Manager at Morgan Stanley Investment Management for several years managing short and intermediate Core Fixed Income portfolios and mutual funds. Prior to Morgan Stanley, Mr. Niland was a fixed income portfolio manager at JP Morgan and Citibank Asset Management.

Mr. Niland is a Chartered Financial Analyst since 1999. He earned a BA in computer information science from Iona College, and an MBA in finance from Fordham University.

Colleen Bell joined Cambridge in 2006 following her experience as a securities examiner for the Securities and Exchange Commission. She is responsible for leading Cambridge’s Fiduciary Services Department, which focuses on providing service support for Cambridge’s fee-based programs, retirement plan platforms, and compliance solutions. She dedicates her time to developing and executing innovative strategies that assist Cambridge’s retirement and wealth advisors in achieving their business objectives. Additionally, she focuses on expanding Cambridge’s Retirement Center, WealthPort®, and related consulting, education, and technology resources for Cambridge advisors. In 2016, she was selected as a member of the IA 25 by Investment Advisor magazine.

Session Title:
Private Equity – Shifting Paradigms to Obtain Alpha

Level of Complexity: Intermediate


  The purpose of this presentation is to educate advisors on how to evaluate direct real estate investments. The investment environment has changed from the old 8.5% load on mutual funds to a process-driven practice lead by asset allocation, diversification, and noncorrelated asset classes but seldom do they introduce physical assets such as real estate. (Gold may be a physical asset, but it does not produce a revenue stream!)

First, we will define the terms used in direct real estate investments, then look at the costs associated with different operating/regulatory models (costs matter!), and evaluate the risk/reward factors in private equity investments.

Real property (physical asset) will continue to “exist” long after paper money and other traditional investments (intangible assets) implode during market cycles. Certainly real estate encounters market cycles, and we will address investment strategies during those cycles.

Learning Objectives:

  • Define basic terms used in real estate offerings (Private, Reg D, Sponsor, Preferred Return, Operating Agreement, Distributions, etc.)
  • Define the different investment partnerships used for private placements and how they differ from a regulatory standpoint.
  • Identify the “costs” associated with a real estate offering and where they are located within the Private Placement Memorandum.

Sanford’s unique background as a Commercial Real Estate Broker/Principal, and 25 years as a Wealth Advisor combines a history of real estate underwriting with the experience of a Registered Investment Advisor (“RIA”). He is one of few professionals who have been able to successfully transition from being an RIA to a Sponsor of RIA-friendly commercial real estate Alternatives through his company, VisionWise Capital, which controls $51M of real estate assets.

Sanford began his professional career as a Commercial Loan Officer underwriting loans for real estate and energy related credits. He has served Investors as a Commercial Real Estate Broker and Principal of over $500 million in commercial real estate acquisitions and dispositions.

As Vice President, Wealth Management Advisory at Merrill Lynch for 16 years, Sanford managed over $100M in client assets, and co-developed a three-year $77M pilot project creating financial opportunities for the region’s ethnically diverse communities. Sanford earned ML’s Lifetime Achievement Award for leadership and excellence.

Sanford holds a post-graduate Certificate of Entrepreneurship from the University of Southern California, and received his BA from the University of Texas at Austin, where he played football on a four-year scholarship. Sanford has been a featured speaker for colleges, universities, and industry conferences including courses on Business Financial Strategies at UCLAs Price Anderson School of Business, and Alternative Investments at several IMN, iGlobal, and ADISA Conferences.

Sanford and his wife, Robin, live in Southern California and have three adult children.

  This session will walk you through the process and analysis of a property and casualty review, enabling you to provide valuable advice to your clients. Using a case study, Kevin will illustrate the communication and process with clients and Fred will demonstrate the analysis of a Homeowner, Earthquake, Auto, and Umbrella policy. Throughout the presentation, they will highlight the common gaps in coverage and the execution of improving the policies.

Fred Giron, CPCU, AIC, is an account executive at PHD Insurance Brokers, Inc., in Garden Grove. He specializes in personal line P&C products using a variety of insurance carriers. Fred has spoken at Cal State Fullerton, FPAOC Study Groups, and an FPAOC Quarterly Meeting. He is on the executive advisory council of Emerging Insurance Professionals – Orange County, member of the Orange County CPCU Society (Charted Property Casualty Underwriters), and a UCI Extension Insurance Planning instructor.

Besides reading insurance contracts by the pool, Fred enjoys jogging, obstacle course racing, and volunteering for both FPA of Orange County and the Insurance Industry Charitable Foundation.

Kevin Henss CFP®, CDFA™ MA MA, is a lead CERTIFIED FINANCIAL PLANNER™ professional at Inspired Financial, a comprehensive wealth management firm with expertise in serving women and families in transition including: loss of a spouse or loved one, retirement, divorce, career change, sale of a business, etc. He also holds the Certified Divorce Financial Analyst™ (CDFA) designation. He served on the board of the Financial Planning Association (FPA) of Orange County as the Director of Communications, co-led the FPAOC NexGen group for four years and was voted “Volunteer of the Year” in 2011 for his successful achievements and contributions to the chapter. He continues to be a volunteer on the Communications Committee and co-leads the FPAOC Advisors in Transition group.

The research and writing of Daniel Kahneman, Richard Thaler, Cass Sunstein, Jonathan Haidt, Daniel Pink, Malcolm Gladwell, Simon Sinek, Chip Heath and Dan Heath collectively raise a big neon sign that reads: “The way we think people make decisions—and therefore the way we motivate people—is wrong.”

But there is good news: While not easy, the keys to effectively motivating our clients are surprisingly simple. Through stories grounded in evidence, Tim Maurer, author of the book Simple Money, explains how to aggregate and apply the best of behavioral science and economics for the benefit of our clients and our practices.
